Broker Participation Guidelines
Any
Realtor who is interested in taking part in the broker participation
must contact and return this form to Johnson Auctioneers &
Properties, Inc. at least 48 hours prior to the beginning of the sale.
Those Realtors must furnish Johnson Auctioneers & Properties, Inc.
with their Real Estate License number, the name of the firm with which
they are associated, their signature, their clients name, address,
social security number and their clients signature. Realtor
participation will not be allowed unless the required information is
delivered in person to Johnson Auctioneers & Properties, Inc. or to
one of our Sales Associates 48 hours prior to the beginning of the sale.
Fax copies will not be accepted - we must receive the original with the
signature. Also agent and prospect must attend sale and co-register on
the day of auction.
Johnson Auctioneers & Properties, Inc.
will not honor participation with clients who are on our mailing list,
family members or any prospects who have had prior contact with the
auction company relating to the property being auctioned. (Mailing list
available at office). You MAY NOT represent yourself, another licensed
agent or ANY family member!!
A Realtor may represent only one
individual or business and his/her client must sign the Realtor
Participation form and return to Johnson Auctioneers & Properties,
Inc. no later than 48 hours prior to the sale. If your client is a
successful bidder, you will receive a commission of 2% of your clients
starting bid (not necessarily purchase price). If sale is not closed by
agreed date on purchase contract, including acts, omissions, or
negligence on the part of the seller and/or Auctioneer, Auctioneer and
Seller are relieved from any and all liability, claim or charge
whatsoever, and no commission or other compensation shall be due or
payable to me. If my buyers default under the offer to purchase results
in the forfeit of deposit and any portion thereof, or client pays or
becomes liable for damages to seller, I shall not be entitled to any
portion of such forfeited deposits or damages.
